At the current SP of $0.73 at 54% of NTA, surely OCA buying back shares will create more shareholder value than new developments and paying dividends that are subject to tax. Why can't the Board see this and act on it? Same story as Arvida.

I have been on a tangent surprised at the high prices and more importantly the demand for the new Ryman Takapuna village(refer Ryman thread).

Have always thought that the Helier was going to be a goldmine for Oceania due to the location.

Have done some investigation and have been told about 25 percent sold including some of the larger units. Average for a 2+ apartment is $2.5m.  Seems good buying when you consider the average price in St Helliers.   Would not tell me what the top price was, other than they are sold already. Some have 180 deg views and 90 to 140 2m.


The Helier is a boutique residence with just 79 independent living apartments and 31 Care Suites (for Rest Home and Hospital level care). Our first apartments will be completed in July this year, with the Care Centre to follow in November.


With a range of layouts and sizes to choose from, our 1, 2 and 2+ bedroom apartments are currently available off the plans. All apartments featuring open plan living, premium fixtures and fittings and many have beautiful views. For an indication of price, the 1 bedroom apartment is priced at $1.2M, the 2 bedroom units start from $1.725M and are on average around $2M, and the 2+ units are starting at $1.885 with an average price of $2.5M.


The Helier boasts luxurious and tasteful communal spaces – including a pool and spa, lounge area, library, gym, café, bar, pool table, dining area and cinema.

Thanks for making that enquiry, Shareguy.  Very interesting pricing for that spectacular site that would have cost a small fortune and a long time to get consents to develop with its outstanding natural feature zoning overlay.

Lol I see those 2 B trolls hard at it again on the other site OCA thread, one constantly harping on about a CR and the other just continuously random trolling, heaven forbid that either of them ever end up on here or the place will become bullishly unbalanced. Whoops forgot to add the third troll of the trinity being that NZTX person, all over the place downramping but particularly on the retirement stocks, these guys are either very miserable or very bored, probably both.

This Helier project was touted as a $120m project a few years ago.

Wonder what the cost is now?

Maybe still $120m ...aren't most of their building contracts on a fixed price basis!

Huge margins coming up by looks of it

Look - I realize that there is a lot of GroupThink and downbeating around ... and always easier to beat somebody whom others already started to take down, isn't it?

Otherwise - they sold last year 450 units (new and resell), this is 37.5 units per month. Take an average price of something like $300k - this is more than $10M coming in per month. Maybe the situation is not quite as dire as some people love to state, isn't it?

We will know next month whether OCA has been negotiating the terms of a CR being negotiated behind the scenes. 

The sp falling with no clear floor and support from institutions strongly points to towards a CR.   

Why would the instos put up their hands to buy on market when they can get them cheaper via a CR like Ryman?

Simple enough for OCA to state that they are not in such a process and kill off the CR scenario.

Sold to the market by Macquarie Bank & PE after they ripped huge profits out of their sell down. Maybe that's why?

Macquaries thought it was worth 76c to $1.04 but punters only fronted up with 79c  ....that in itself says something

And most of the $200m raised went into paying down debt ...not for company use.

Macquaries managed to quit the rest of their holdings at $1.10 and $1.20

Seems they were the big winners out of all this

Yet going by Gregg Tomlinson's record, I would not be surprised if it turns out he is the biggest winner.
He appears to invest for the long term. 
From memory he made a great deal of his wealth in the retirement village sector.
Perhaps he knows the sector and the sector's values better than Macquaries.?

Tomlinson buying in (as high as $1.30) could very well be the reason why OCA attracted so much retail buying and pushed the sp along in the first place? 

In any case, it is indeed comforting to have him there as a shareholder given his track record in other investments.

Must have got zillions when he sold Qualcare into what became Oceania .... thinking long term kept a chunk in the acquiror
